The site is an old high bay, distribution warehouse with a two storey office block attached to the rear.
The proposed scheme is to convert the main warehouse into a data centre with a structural mezzanine floor installed across the entire building so that 4 x 900m2 data halls can be formed, two per floor.
The existing office block will be demolished and a new 2-storey M&E plant room built.
Outside the building will be an 11kV diesel generator compound, 14mVa, dual fed sub station, parking for up to 40 cars and a circulation road.

The electrical design has to meet The Uptime Institute Tier 3 standards, it shall deliver a minimum of 1.5kw m2 of the data hall space (3600m2).
